Choosing the right sales representative

Your home is probably the biggest investment you will ever make. Just as you would with any major financial investment, you should carefully screen the professional who will be handling the sale of your home. Real estate agents perform a range of services that start with the pre-marketing phase, which refers to before your home goes on the market, and that culminate at closing. You may want to find out which of the following will be performed by the Real Estate Agent you are considering hiring. Get the most out of your agent by making an effort to understand the agent's world. Agents work hard to make a living and they don't get a dime until a home is sold:
  1. Is the real estate agent a REALTOR® (a member of the National Association of REALTORS®)?   REALTORS® must adhere to a strict Code of Ethics.
  2. Will the agent... Explain agency representation and fiduciary responsibilities to you as a client.

  3. Deliver a comparative market analysis to assist you in developing a pricing strategy to sell your home.

  4. Create and present a detailed, written marketing plan including specific strategies and programs to exposure your home to the largest possible pool of buyers  to help you sell your home quickly for the best price possible.

  5. Make recommendations for the staging and presentation of your property to make the best possible impression on prospective buyers.

  6. Provide you with a Property Condition Disclosure Statement for review with your attorney.

  7. Market your property through internet media advertising, broadcast , newsprint, magazine, direct mail and industry networking.

  8. Develop a home page for your property and submit your property information as an enhanced listing on Realtor.com, to Yahoo.com real estate’s section, to the nytimes.com site, and to other high-traffic internet sites.

  9. Send Just Listed cards to local area.

  10. Call past customers who may be interested in your home and other brokers working with buyers looking for a home like yours.

  11. Hold a Broker Open House for other real estate brokers and get feedback from the brokers who show your home

  12. Prepare for and promote a public Open House and invite neighbors to Open House as they may know a possible buyer, also get school and community information for display at Open House.

  13. Conduct Open House and have attendees sign Guest Register and follow up with buyers who attend Open House.

  14. Prepare handouts with photos/features of your home to give
    to buyers who attend Open House.

  15. Promote your home at weekly office sales meetings and expose your home to buyers relocating into the area through the agent's affiliated relocation company.

  16. Stay abreast of pricing in your community and let you know
    of any changes. ·Stay on top of interest in your home and keep you informed.

  17. Provide advice and negotiating assistance on all offers to purchase, and in formulating counter-offers

  18. Provide you with the financial information submitted by every prospective buyer, and make every effort to ensure that all buyers are pre-qualified or pre-approved by a credible lender.

  19. Confirm receipt of written mortgage commitment and follow through on any "subject to" items.

  20. Assist in scheduling all selling and closing details and deliver executed documents to appropriate parties.

  21. Confirm deposit of initial deposit money and confirm existence of bank/special accounts (especially important in all cash offers).

  22. Keep you informed of the progress of the transaction once you are in contract and inform you of any knowledge of significant events as they occur.

  23. Confirm with selling Realtor@the completion of mortgage application (if applicable) and obtain name/phone of lender/mortgage loan representative (if applicable).

  24. Confirm with selling Realtor the dates/times of termite inspection, home inspection, etc and help coordinate/facilitate any required inspections and notify you of results. .

  25. Help assist you in obtaining repair estimates, if applicable and assist you in negotiating responsibility for any repair issues with buyer.

  26. Confirm completion of any agreed to repairs and forward copies of
    work receipts to closing parties.

  27. Meet appraiser at property; provide copy of listing and copies of recent
    comparable sales/listings and confirm appraisal is adequate and inform you accordingly.

  28. Periodically contact mortgage representative to confirm status of
    mortgage loan.

  29. Confirm that all contingencies of sale have been satisfied.

  30. Confirm ordering of title work and obtain name/phone of
    title company and arrange any inspections necessary to pass title.

  31. Provide selling Realtor with names/phone numbers of utility
    companies, telephone, sewer, cable TV, etc.

  32. Forward copies of applicable certifications (i.e., termite, well,
    septic) to closing parties.

  33. Confirm time, date, and location of closing and inform you accordingly.

  34. Confirm deposit monies ordered for closing and verify if
    certification is 'required and ascertain your receipt of final closing costs.

  35. Schedule with you and buyer the date / time for final walk-through and do final walk-through inspection with buyer and selling Realtor prior to closing.

  36. Notify closing parties as to walk-through results and help resolve any
    issues prior to closing.

  37. Remove lock box and verify location of keys, garage door
    openers, and warranty document.

  38. Attend closing/settlement and bring all applicable files/
    documentation, keys and garage door openers.

  39. Contact you and follow up with you after closing to assure the satisfactory completion of all service details.

  40. Provide you with the opportunity to evaluate the service provided through the Quality Service Assurance Survey
