treated! here is how I will guide you through the entire
process, from viewing homes and financing, to making sure the
final contract is in your best interest:
- You will have full
access to ALL homes available on the market, and my expert local
knowledge of the Hudson Valley area should be invaluable to you,
not just in terms of real estate, but also schools,
neighborhoods, the local economy, and more.
- I will LISTEN to you
to determine your needs and wants.
- I will COUNSEL and
EDUCATE you. Will we be able to find the type of home you want
in the area you want in your price range?
- EDUCATE you about
the type of market we are experiencing. Are we in a SELLERS
market where homes are scarce but there are many buyers? Or, are
we in a BUYERS market where the buyer has many homes from which
to chose?
-Make sure you
get PREAPPROVED (not prequalified) by a reputable lender. Your
loan will actually be approved, subject to finding a home. This
will make you a very strong buyer and it will let both you and I
know what you can do financially.

Complete an INITIAL
SEARCH of properties that meet your criteria.
- Program you into our
MLS to receive AUTOMATIC EMAIL UPDATES of homes that come on the
market that meet some or all of your needs.
- SHOW you properties.
The internet is a great resource, but you really need to get out
and physically see homes, neighborhoods, areas. Homebuyers are
comparison shoppers! This will help you know when you find the
RIGHT home!
- Once you FIND the
right home, make the offer, negotiate with the sellers agent to
get you the best deal and your offer accepted. I will take
whatever time is needed to make sure you know what you are
signing! ADVISE you throughout this process. Keep in mind, you
are the final decision-maker. I will respect the decision you
make.
- You should know absolutely
everything about the property you are buying! We will view every
home that you are interested in, together. And prior to closing
I will make you fully aware of any and all inspections available
to you.
- When we have an
ACCEPTED CONTRACT, I will INFORM you of your obligations and
deadlines per the contract. Certain things must happen within a
certain time period and it is my responsibility to insure that
those deadlines are met!
- ASSIST you with
selecting a qualified BUILDING INSPECTOR to inspect the
property. COORDINATE inspections -- building, termite,
environmental and ATTEND the building inspection.
- REVIEW the building
inspection with you and PREPARE the inspection notice which will
inform the sellers of your concerns. Also NEGOTIATE the building
inspection.
- NSURE that other
contingencies within the contract are satisfied and deadlines
met -- insurability, financing, title and survey etc.
- Provide you with
information about MOVERS, if you are moving locally. My past
buyers and sellers keep me informed of movers who do a good
job.
- Assist you with the
TRANSFER of UTILITIES.
- INSURE all repairs
per the building inspection are completed and
receipts/warranties are provided to us prior to the final
walkthru.
- INSURE that the Home
Protection Plan has been ordered (if one is to be provided) and
information and confirmation provided prior to closing
- Complete FINAL WALK
THRU prior to closing.
- ATTEND closing to
insure that all goes smoothly!
